What expenses will be covered in the sanctioned loan amount?
Generally, sanctioned loan will not include Registration Charges, Stamp Duty, and Documentation Charges.
If cost of house/dwelling unit does not exceed Rs.10 Lacs, Registration Charges, Stamp Duty, and Documentation Charges will be included in the project cost.
Is margin money mandatory to avail the loan? And how much do I have pay for margin?
Yes, margin money is mandatory to be paid upfront in order to avail the loan. A margin money of 30% of principal amount will be necessary for loans up to Rs. 30 Lacs.
A 20% margin money needs to be paid for loans above Rs. 30 Lacs to Rs. 75 Lacs, and 25% for loans above Rs. 75 Lacs.
What are the requirements for security I have to provide for the loan amount?
Mortgage of house/flat purchased from the loan funds is mandatory for security. Age of the property shall not exceed 30 years. However, residual / balance life of the building should be at least 5 years in addition to the repayment period.
Spouse of the applicant must be the co-applicant for the loan where third party guarantee is not provided.
If the applicant is Unmarried / Divorcee / Widow / Widower, then the co-obligation of parents (irrespective of their age), Son, Daughter, Brother, Sister or a suitable third party guarantee is required.
